The terms that apply when you book a site survey and written quotation.

What these terms cover

These terms apply when you book and pay for a Site Survey and Written Quotation through this website. They do not cover the building work itself. If you decide to go ahead after receiving your quotation, we will give you a separate written contract for the work, and that contract will set out the terms for the build.

The Site Survey and Written Quotation

Price: £150. This is a fixed fee. Oakspire Developments Limited is not registered for VAT, so no VAT is added and we cannot issue a VAT invoice. The fee includes:

  • a visit to the property by Connor Kanek
  • measuring and assessing the work you have described
  • an assessment of whether the work is feasible as you have described it
  • a written, itemised quotation covering the scope of work, the price, and an outline of materials and timescale

We will provide the written quotation within 10 working days of the survey visit.

The fee is deducted in full from your final invoice if you go ahead and sign a contract with us for the work. If you decide not to proceed, the fee is not refunded, except where your legal cancellation rights apply (see below).

The quotation is valid for 60 days from the date we send it. Prices can change after that because material costs change.

What the survey does not include

  • structural calculations or engineer’s drawings
  • planning applications or building regulations submissions
  • opening up floors, walls or ceilings to inspect what is behind them
  • asbestos, damp, electrical or gas safety surveys

If any of these are needed, we will tell you in the quotation and set out what they would cost.

Booking and payment

You book and pay through this website. Card payments are processed by Stripe. We do not see or store your full card number.

Once we have your payment we will contact you within 2 working days to arrange a date for the visit.

Your right to cancel

Because you are buying a service online, the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 give you 14 days from the day you place your order to cancel for any reason and get a full refund.

If you want the survey to happen inside that 14-day period, you must expressly ask us to start early. You can do this when we contact you to arrange the visit. Tell us in writing that you want us to come sooner, and we will confirm your request back to you by email. If you then cancel after we have carried out the survey, you will have received the service in full and we will not refund the fee. If you cancel part-way through, we may keep a proportionate amount for what we have already done.

If you do not ask us to come sooner, we will not carry out the survey until the 14 days have passed, so your right to a full refund stays intact throughout.

Rearranging or missed appointments

If you need to move the appointment, tell us as far in advance as you can and we will rearrange it at no extra cost. If nobody is at the property when we arrive at the agreed time and we have not heard from you, we may treat the survey as delivered.

Access and safety

You need to be able to give us access to the property and to the areas the work relates to. Please tell us in advance about anything that affects safe access, for example unsafe flooring, dogs, or scaffolding already in place.

Your legal rights

Under the Consumer Rights Act 2015 we must carry out the survey with reasonable care and skill. If we do not, you can ask us to put it right, and if that is not possible or we do not do it within a reasonable time, you can ask for a price reduction. Nothing in these terms affects your statutory rights.

Our liability

The quotation is our professional estimate based on what could be seen and measured on the day. It is not a structural survey or a condition report, and it is not a substitute for one. We are not liable for problems that could only have been found by opening up the structure or by a specialist survey.

We do not exclude or limit our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be excluded under English law.

Governing law

These terms are governed by the law of England and Wales, and disputes can be brought in the courts of England and Wales. If you live in Scotland or Northern Ireland, you can also bring proceedings in your own country.
